Rule Reminders

Speed Limit is 25 mph. NO SPEEDING!!

Boat ramp use & parking by permit only for members and visiting guests.

Dogs must be on leash at all times while walking them within WCV. Everyone MUST pick up after their dog!

All Trailers must be parked on the side of the property behind the front line of the home (CC&R 15J).

No outside storage of vehicles exceeding ¾ ton capacity, truck tractors and/or trailers, school buses, tow trucks, construction equipment or farming equipment of any kind (CC&R 15I).

Maintain the appearance of your property.

Dock/Ramp Rules Enforcement and Fines:

Surveillance cameras and sign have been posted at the boat ramp area. The purpose of these is to identify 1) any unreported dock damage (offender will be financially responsible for the cost of repairs; Owners will be responsible for damage by guests), 2) watercraft being launched from our ramp by non-members/guests, and 3) those who are powering up their boats onto their trailers (thus causing a great deal of damage and costly future repairs to the ramp). These violators will be issued a warning then imposed a fine of $100.00 for first violation (post warning) and doubles with each succeeding violation. Your alternatives are power winches, hand winches or get out of the boat and walk your boat onto the trailer.  The video has proven effective in identifying violators during our trial period.

Winding Creek Village Property Owners Association Common Property Rules

Purpose: To ensure all Common Properties including recreation and open space parcels are
maintained and used in a manner consistent with the interests and benefit of the Members of
the Association.

Definition:
Common Properties – includes all lots, boat ramps, structures, designated sections, parcels or
open space and recreation areas noted by deed or tax parcel owned by Winding Creek Village
Property Owners Association.

1. No Association Member shall make any private exclusive or proprietary use of any of the
Common Properties without the prior written approval of the Board of Governors and
then only on a temporary basis.

2. No Person shall obstruct any of the Common Properties or otherwise impede the
rightful access of any other person on any portion of the property upon which such
Person has the right to be.

3. Written approval of the Board of Governors is required for the following:

• Nothing shall be altered, constructed in or removed from the Common Properties.
• No Person shall cut grass, trees or shrubs on any of the Common Properties.

4. No signage (CCR 15 F) will be permitted on Common Properties unless approved by the
Board of Governors.

5. No Association Member shall engage or direct any contractor or employee of the
Association on any private business of the Association.

6. Where damage to a Common Properties is caused by the acts of a member, the
member’s guest or tenant, any repair expenses incurred by the Association may be
recoverable through levying a reimbursement assessment against the member.

FAILURE TO COMPLY WITH THE COMMON PROPERTY RULES MAY RESULT IN A FINE OR SUSPENSION
OF COMMON AREA PRIVILEGES.
